Home Information Packs (HIPS).

Every home put on the market now needs a Home Information Pack, which includes a home energy efficiency rating. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emmissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title. This is the first stage of Home Information Packs, which will soon be extended to smaller homes.

Buyers: If you're a buyer, you should ask for a Home Information Pack, which contains an Energy Performance Certificate and a number of other compulsory documents.

Sellers: If you're a seller, you need to make sure you have commissioned a Pack by the time that you market your property.
